Summary:

Recent research has only examined the effects of homeowner associations (HOAs) on house prices, and fails to account for the endogenous relationship between property values and form of governance. In this paper, I use a form of instrumental variable regression to study the effects of homeowner and neighborhood associations on property values. I find that HOAs increase property values, while neighborhood associations exert no influence on property values.
